Terms of Service
1. Acceptance
By using RentGuard, you agree to these Terms. If you do not agree, do not use the service. These Terms constitute a binding agreement between you and Geddes Ventures LLC.
2. Description of service
RentGuard provides AI-powered document authentication and rental listing fraud analysis. The service analyzes documents and listings for potential fraud indicators and returns an analysis report.
3. Not a consumer reporting agency
RentGuard is not a consumer reporting agency as defined under the Fair Credit Reporting Act (FCRA). Our outputs are not consumer reports. RentGuard authenticates documents, not people — we analyze whether submitted documents appear authentic, not whether an applicant is qualified or suitable as a tenant. You may not use RentGuard as the sole or primary basis for any adverse action against an applicant, including denial of housing. If you take adverse action against an applicant, you must comply with all applicable FCRA, Fair Housing Act, and state law requirements independently of RentGuard's outputs.
4. Fair Housing compliance
You agree to use RentGuard in compliance with the Fair Housing Act and all applicable state and local fair housing laws. RentGuard applies the same document authentication to all applicants regardless of protected class. You are responsible for ensuring your screening practices comply with applicable law.
5. Your responsibilities
You certify that you have obtained any necessary consent before submitting documents for analysis. You agree not to submit documents containing information about individuals without a lawful basis for processing. You are responsible for your screening and leasing decisions — RentGuard provides analysis tools, not decisions.
6. Accuracy and limitations
RentGuard uses AI analysis which may produce errors, false positives, or false negatives. A result indicating fraud indicators does not mean a document is fraudulent, and a verified result does not guarantee a document is authentic. Analysis results are one data point for informational purposes only. We make no warranty of accuracy, completeness, or fitness for any particular purpose. Always verify material findings independently before making housing decisions.
7. Prohibited uses
You may not use RentGuard to process documents related to criminal investigations, child safety violations, or any illegal purpose. You may not attempt to reverse-engineer, scrape, or extract the fraud detection methodology. You may not resell or redistribute analysis results.
8. Payment and cancellation
Subscriptions are billed monthly in advance. You may cancel at any time and retain access through the end of your billing period. We do not issue refunds for partial periods. Per-screen purchases are non-refundable once analysis has been delivered.
9. Limitation of liability
To the maximum extent permitted by law, Geddes Ventures LLC's liability is limited to the amount you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental, or consequential damages including lost rent, eviction costs, or property damage arising from your reliance on our analysis.
10. Indemnification
You agree to indemnify Geddes Ventures LLC from claims arising from your use of the service, your violation of these Terms, or your violation of any third party's rights.
11. Changes to terms
We may update these Terms at any time. Continued use after changes constitutes acceptance. Material changes will be communicated by email.
12. Governing law
These Terms are governed by the laws of the State of California. Disputes shall be resolved in the courts of Ventura County, California.
